The healthcare group has entered into an agreement with Singapore-based Thakral Corporation to lease approximately 3.5 acres of land for constructing and operating the proposed healthcare facility.
The agreement was announced on November 4, 2026, through a regulatory filing by Manipal Health Enterprises Limited. The land is owned by TIL Investments Private Limited, an Indian subsidiary of Thakral Corporation. The lease agreement has been signed for an initial period of approximately 30 years. According to the companies, the proposed hospital will be developed in phases, with the first phase expected to have a capacity of up to 500 beds.
The project is expected to strengthen Manipal Hospitals’ healthcare network in Delhi NCR and provide additional medical facilities to residents of Gurugram and surrounding areas.
3.5 Acres of Land Leased for Hospital Development
The approximately 3.5-acre land parcel is situated in Gurugram, in the revenue estate of Village Kherki Daula, Tehsil Manesar, according to the company’s regulatory disclosure.
The location is considered strategically important because of its connectivity to Indira Gandhi International Airport and other major infrastructure facilities. It is also situated close to upcoming residential developments and infrastructure projects.
The long-term lease provides Manipal Hospitals with access to the land required to establish and operate the proposed multi-speciality healthcare facility.
The lease arrangement has been structured for 29 years and 11 months, providing the hospital operator with a long-term operational framework for the project.
New Hospital to Have Up to 500 Beds in First Phase

Multi-speciality hospitals generally offer treatment across several medical departments, including cardiology, neurology, oncology, orthopaedics, critical care and other specialised services.
Although the companies have not announced a detailed list of departments or an opening timeline, the project is expected to support the growing demand for quality healthcare services in the region.
